Bidding wars occur when housing inventory is low in a popular location. It occurs when two or more buyers are interested in the property. As a buyer, it's not advisable to rely solely on the seller's agent when you find yourself in a bidding war; you should have your own home-buying pro. Our real estate agents are ready to negotiate on your behalf to help you navigate this tricky process.
In today's competitive market, houses in all locations and price ranges are receiving multiple offers, and bidding wars are becoming a lot more frequent. Sometimes, a listing can be purposely underpriced to trigger a bidding war. One of the primary reasons longtime home searchers find it difficult to close on a home is because they end up outbid repeatedly.

At Laffey Real Estate, our real estate agents want to help you make informed decisions about homeownership. One of the biggest ones is whether to tap into your home's equity.
Equity is the value that builds up over time as you pay off more of your mortgage. Every cent you pay on the principal, the initial mortgage amount, becomes equity. On the other hand, money that pays for loan interest provides no benefit to the homeowner; it is pure profit for the mortgage lender.
Sometimes our real estate agents crave a good grilled cheese sandwich, especially on a cool, rainy day. With National Grilled Cheese Day coming up April 12, we started thinking about how to make the perfect grilled cheese sandwich.
Not all grilled cheese is created equal. Our favorite version has slightly toasted golden bread, a good blend of melted cheese, and just enough butter. Of course, everyone has their own version, including many of the great restaurants on Long Island.
A galley kitchen can seem small and dark if not utilized properly. In reality, it's actually one of the most functional designs for a kitchen since everything you need while you cook is at most a few steps away, if not right in arm's reach. How, then, to make this design look more welcoming? The difference is all in the details, as our real estate agents will show you.

That's why it's imperative to prioritize the kitchen when purchasing a home and choose one that suits your family's needs and lifestyle. Inform our real estate agents what you're looking for in a kitchen and which features are non-negotiable, so they can find you houses that are up to your standards.
One of the key features you should consider is storage and workspace; there's no such thing as too much kitchen storage space. Even when you have enough space, your kitchen pantry can quickly become overrun with all the canned goods, cereal boxes, and miscellaneous cooking ingredients that tend to pile up.
Mmmmm, what smells better than something in the oven? Our real estate agents will assure you that many potential buyers have been attracted by the aroma of freshly baked cookies in the kitchen. Our real estate agents recommend these great art schools and teaching studios offering painting classes on Long Island.
Home garages are not what they used to be. Homebuyers expect the garage to have adequate space for parking one or two cars, storing tools and household items, building home projects, and pursuing hobbies. According to our real estate agents, buyers expect the garage to be a livable space in the home that serves multiple purposes.
In most newer home developments, the garage is attached to the house. This provides easy access to the house and added safety when parking the car, especially at night. The garage has become an important home feature that prompts home buyers to ask a lot of questions before making an offer on a property.
Do you laugh when people tell you it's National Houseplant Appreciation Day because you're a notorious plant killer? Our real estate agents have some nearly bullet-proof suggestions that will let you join the ranks of houseplant aficionados whose homes proudly display elegant living decor. Your first step will be assessing the light levels in the spaces where you want to place your plants.
When you're decorating your new home, it can seem like there are so many style choices and decorating rules to follow. One choice that everyone seems to have an opinion about is ceiling fans. There are plenty of on-trend designs and updated finishes available so ceiling fans can look great in any style of home.
If you don't have ceiling fans, here's why you might want to add them, even if you're selling soon. And if you already have them, you may want to update them rather than removing them completely.
International Yoga Day is celebrated on June 21, so grab a mat and a bottle of water and head to a local Long Island yoga studio. You'll be practicing one of the oldest and best ways to relax your mind and body, and who doesn't need to release some tension after COVID-19 quarantines?
Our real estate agents suggest finding your om at these yoga studios on Long Island.
Real estate markets across the country are booming, with more buyers shopping than there are homes available in many markets. With homes selling so quickly, it's important to consider all options for landing the top choices on your list of potential homes. For buyers in a competitive market, an early offer can be an appealing option for trying to land a home before more buyers get the opportunity to make a bid. There are both positives and potential pitfalls to making an early offer, and our real estate agents are here to help you decide on the best options for purchasing your next home.
If you've been known to have a sweet tooth, then June is your month. That's right, June is Candy Month, which gives you all the reason you need to indulge in some extra chocolate or a bag of your favorite sour gummies. Luckily for you, the Long Island area is home to many wonderful candy stores. Our real estate agents recommend visiting one of these top shops to indulge your sweet tooth this June.
Our real estate agents can tell you that no matter how green-thumbed you are, the success of your garden still depends on a higher power. Before you design your garden, buy seeds, or get into the weeds with a new vegetable patch or flower bed, it's important to consult one of the top arbiters of horticultural success: the sun. Just like choosing plants for your climate zone, you also have to pick the right spot for your garden. This means determining how much sun exposure your garden will get, especially in areas where tall buildings and trees cast shifting patterns of shade. The method you'll use to choose the best area for your plants is called sun mapping.
Solar energy is fuel for plants, but this doesn't mean that all plants require the same amount of sun exposure. Some plants need full sun, which means 6-8 hours of direct sunlight a day. Plants labeled as part sun and part shade require 3-6 of sunlight each day, while those labeled as shade need 3 hours or less of sunlight a day. A sun map can give a clear picture of where and when the sun hits throughout the day. This can help you plan the landscape around your home and determine the best area for certain crops. Tracking sun exposure and shade patterns on clear days during different months of the growing season will give you a guideline for planting a healthy garden.
Whether you're trying to get rid of the "Quarantine 15" or you just want a healthy boost, fresh-made juices are all the rage! After a full morning of helping clients find their dream home, our real estate agents love stopping by one of the great local juice bars for a mid-afternoon pick-me-up.

Long Island is rich with history, with several sites that make ideal destinations for trips that are fun and educational. Theodore Roosevelt, as well as the Guggenheim and Vanderbilt families are part of the area's history, so you'll be able to visit their former homes as well as other interesting locations.
Our real estate agents suggest making a trip to visit the past at these historic Long Island destinations and making sure of any restricted hours due to COVID-19 before your visit:
Is it time for a spring makeover for your front yard? It is the "face" of your home, and to passersby, it is an indication of what the inside of your home looks like. An unkempt yard gives the impression of a home that is just as messy and disordered, while a well-maintained one builds the expectation of an orderly, tidy home.
Along with spring cleaning your home, consider doing a spring makeover for your front yard. The weather is perfect for it, and so are the bright, uplifting plants and flowers that come with the season. The following guide will take you through how to do your makeover:
Our real estate agents love introducing new residents to the area. This includes helping them find the best local restaurants and watering holes. When we learned that Beer Day was coming up soon, we knew now was a great time to take a closer look at some of the excellent craft breweries nearby.
Whether you're a beer connoisseur or just open to trying something new, we recommend visiting one (or more!) of the following local breweries. You never know what awesome new beverage you're going to discover.
Pre-approval. It's the first step every homeowner should take before shopping for a new home. Our real estate agents recommend starting with this step because it helps narrow your search to homes within your price range. It also gives your offer added weight when you find the home you want to purchase. Whether you have excellent credit or a significant down-payment, getting pre-approved for a mortgage is a step you don't want to skip.
We are in a low inventory market, which means that sellers receive multiple offers for their homes. Many times the offers are above the listing price. As sellers consider their options, the knowledge you're serious about and can close the deal gives you an advantage. It also helps you know how high you can go if a bidding war erupts.
With a unique blend of natural scenery, history, art, and recreation, the parks of Long Island offer endless entertainment for local residents. The many walk-worthy parks of Long Island are ideal for enjoying some natural beauty as winter turns to spring and learning about the history of local communities in the process. Our real estate agents have the exciting details on five of the best walk-worthy parks to explore around Long Island.
Sands Point Preserve Conservancy – 127 Middle Neck Rd., Sands Point, NY 11050

Then a walk at Sands Point Preserve Conservancy, located on Long Island's Gold Coast near Sands Point homes for sale, is sure to get the imagination flowing. Nothing is worse than settling in for a few hours of cleaning, only to discover you don't have everything you need for the job. Here are some items to add to your cleaning supply list to ensure you're prepared for any mess you encounter.
At Laffey Real Estate, our real estate agents work hard to get you to closing quickly and easily. If you're getting ready to sell your home, one of the most important parts of that process is also one of the earliest: Setting an asking price. What does it really mean if a home is "priced to sell?" It means you are getting the best deal possible aligned with your local market – and thus, attracting highly qualified buyers.
Ideally, a home is on the market for 30 days or less. Warning lights flash as it climbs toward 60 days. Pricing a property correctly is essential to that timeframe. It protects you against leaving money on the table but also against the wasted time and aggravation of a listing that lingers. If a home cannot be sold in 90 days, it often has to be relisted later. This spells disaster for sellers!
It's fair to ask: How does a real estate agent price a home?
Valentine's Day is one of our favorite holidays of the year because it's a great opportunity to show your love for the special person in your life. We know that planning a Valentine's Day date is going to be a little bit more complicated this year due to health and safety restrictions. However, a nice date night in your own dining room can be just as romantic as a night out on the town. With so many fantastic local restaurants, it's easy to enjoy your favorite dinner at home. Our real estate agents compiled a list of some of our favorite Long Island restaurants offering takeout this Valentine's Day.
Music may not make the world go round, but it sure does round out your world. Whether you're working from home or resting after a long day at the office, setting your home up for sound is a great way to enjoy the day. Day in and day out, our real estate agents will tell you that an increasing number of homes in the area incorporate systems that make it easy to enjoy music while taking a bath, working in the kitchen, or relaxing on the patio.

Follow these simple tips and you'll have your upgrades done in no time.
When you're craving comfort food, few things satisfy the stomach and soul like a hearty plate of pasta. Our real estate agents head to these top restaurants around Long Island for delicious and authentic Italian cooking with a modern twist.
Sometimes yesterday's design trends just don't seem to fit with today's lifestyles. If you're selling your home, you'll want to appeal to as many buyers as possible, and that may seem difficult if there are spaces that might go unused or just aren't very functional. The good news is you don't have to keep the space for its intended use.
Staging your Long Island home for sale is a good idea, and it can help you use that tricky space as a plus that will add a little extra appeal for buyers. One space you might want to look at changing is a formal dining room. If there is eating space in the kitchen, why not showcase the dining room as extra space buyers will use every day. Of course, you'll want to consider your space and the types of buyers you'll see, but our real estate agents recommend considering one of these spaces that will catch their attention.
Just because it's winter is no reason to give up on the more strenuous walking regimens we developed in warmer weather. It's all a matter of having the proper gear: down outerwear; layers underneath, starting with thin, long-sleeved, wicking baselayer; warm, wicking socks; sturdy footwear; a face covering for windy days; and good gloves to keep hands warm. The next step is targeting the right destinations for your hikes. Are you bringing the kids? The dog? Do a little research, and be sure to check the weather, so you don't dress too warm or not warm enough for the temperature.
If you're looking for a home with outdoor adventuring destinations nearby, our real estate agents can help. While you're taking a break from house-hunting, how about checking out these places for some inspiration?

Here are a few tips to help you get started.

At Laffey Real Estate, our real estate agents have helped thousands of clients make the right real estate moves to support their retirement lifestyle. For many, that means downsizing to a smaller, more manageable home.
But if you already own your home, deciding what to do next is a little bit more complicated.
For decades, people have used their homes as a durable vessel to create financial value. About 75% of the average America's wealth is stored as equity value in the home. Selling a home may empower you with a substantial infusion of cash, but it is not the right move for everybody.
Current homeowners can generate income with their home or even access equity without selling. So, how do you know whether you should sell or stay? Keep these factors in mind as you plan your decision.
If you've got a home inspection coming up, it's completely normal to feel a bit nervous. After all, nobody enjoys having strangers poke and prod around their home, looking for problems. Even if you think you know your home inside and out, you never know what they might find.
Our real estate agents talk to nervous sellers about this all the time. The best advice they give is to remain calm and make sure you're prepared. This will give you the best chance of having a successful inspection. Here are a few things you'll want to consider doing.
It's no secret that New York City runs on coffee, but you don't need to go to Manhattan to get a great cup of joe. There are hundreds of cafes around Long Island that will get you fueled up and ready to go! Our real estate agents encourage you to celebrate National Espresso Day on Monday, November 23rd, at one of these local coffee shops around Long Island.
Real estate is a financial investment, but it's also an investment in the type of lifestyle you want to enjoy. There are advantages to purchasing a home, and there are advantages to buying a condo. Carefully weighing your options is the key to making the right choice for your future.
A house is more than just four walls and a roof that encloses a large space. It is also a yard, fence, and landscaping that you will need to maintain. And, unlike a condo, all of the maintenance is your responsibility. Unless you have an HOA, the advantage is that as the sole owner, you have full decision-making authority over how to maintain it and what you want to include in the landscaping. In general, you can expect to spend approximately 1 to 2% of the home's purchase price each year on maintenance. Further, if an HOA governs you, you will also need to pay HOA fees to maintain landscaping, parks, pools, etc. within the community.
World Vegan Day may have been Nov. 1, but our real estate agents are still celebrating with a hearty, wholesome vegan dish this week. The annual event highlights the dietary and environmental benefits of veganism. No matter if you're strictly vegetarian, pescatarian, or someone who likes a good meal with or without meat, you'll love the offerings at these Long Island vegan restaurants.
While it's true that two offers are better than none, that doesn't make it any easier to make the right decision. There are many factors to consider, and you will want to weigh each offer carefully as you decide which one to accept. Our real estate agents understand the challenges in front of you and recommend the following to help guide you to the right choice.
This is only part of the equation you need to consider. If it's an all-cash offer that comes in at or above your asking price, it's an easy decision to make. In fact, most sellers will accept this offer without a second thought. While a generous offer is certain to catch your attention, the bottom line is that you should always pay close attention to the offer's terms and conditions. For example, suppose a high bid is contingent on the buyer selling another property or securing financing. In that case, it can be riskier than accepting a lower offer with no strings attached from a buyer with secured financing.
What could be better than Dessert Day? Celebrating that special day on Long Island, of course! Of all the home design trends that can shape your effort to buy or sell a home, house size is one of the most inflexible. You can remove crown molding or install a kitchen island, but adding or removing square footage is a serious undertaking. However, if you have a larger home, our real estate agents would like to talk with you, as after the tiny home trend, big homes are back in a big way.
Home trends can lean toward greater square footage for a number of reasons, including suburban areas increasing in popularity and technological advances making large homes easier to maintain. But in 2020, the lockdowns and quarantines have left some homebuyers feeling cramped in homes that now must be ready to accommodate multiple functions. Millennials have expressed significant interest in larger homes and are moving out of apartments and starter homes for something ready to accommodate their next steps. Help potential homebuyers see their future in your home by staging and showing the best uses for the space you have.
Searching for antiques and vintage pieces can be a fun treasure hunt, and fortunately, the Long Island, NY area—including Nassau, Sussex, and Queens counties—has plenty of shops you can explore. Each has their own special feel and history, and you'll have fun browsing for additions to your home.
Our real estate agents recommend stopping at the following five shops to go antiquing near Long Island:
Need some motivation for deep cleaning? According to Psychology Today, household clutter causes stress, lack of focus, and poor quality of sleep.
Sept. 17 is designated as Professional House Cleaners Day, and our real estate agents suggest getting a helping hand from these great Nassau County cleaning services.
The pairing of wine and cheese has been practiced for centuries—in France, of course, but also in Britain. In both countries, it was recognized that cheese just seemed to bring out the best of the wine, and vice versa.
Turns out, it's all about chemistry. The astringency of wine is caused by a substance known as tannins, the acidity of which makes your mouth pucker. Cheese, on the other hand, is creamy and fatty and coats your mouth. Your mouth reacts pleasurably to the creamy coating at first, but then needs the wine to cut through it, cleansing your palate. Wine and cheese truly do complement each, causing you to crave the opposite whenever you consume one or the other.

Adding plants to a room is a fantastic way to add color and express the decor scheme. They make a room feel more welcoming and can be a relatively low-maintenance focal point for any room. Our real estate agents appreciate it when they see that each decor element in a home has been chosen with care. If your family includes pets, you'll want to make sure that the plants you choose will be as kind to them as you are. Some plants can pose a serious risk to animals, and you'll want to be cautious when shopping at your local nursery.

Combined with record-low interest rates and high rents, City dwellers are adding another element to the frenzied pace of available home buyers. The average interest rate was 2.96% last week, down 0.64 percentage points from a year ago, mortgage giant Freddie Mac reported Thursday.
"This method of engaging our customers have proven fruitful for everyone", explained Donnamarie Chaimanis, President Laffey Real Estate. Iconic Melville Estate Rich in History and Design Excellence
Greenvale, NY – Laffey Real Estate is proud to represent the sellers of this mid-century modern masterpiece by the famed Architect of Rockefeller Center, the United Nations Headquarters, the master plan for Lincoln Center, the Perisphere and Trylon at the 1939 World's Fair and many other high profile historically significant structures in New York City.
Located in Melville at a very desirable address, the Harrison House imbues architectural excellence. This 3.6 acre private and masterfully restored estate is just as much a home as it is a work of art that celebrates form, material and the architect's penchant for circular spaces.
Harrison House was the place for the lively social and artistic "who's who of the time" hosting everyone from Alvar Aalto and Marc Chagall to Robert Moses and French Painter Fernand Leger.
In 1975 the house was sold to art dealer Harold Diamond and his wife. If the name doesn't spark a memory, the Diamonds are parents to Mike D of Beastie Boys fame. During their ownership, the Diamonds were instrumental in getting the house designated on the National Register of Historic Places though it offered no protection from demolition.
Fast forward, the current owners, while admittedly knowing very little about modernist architecture, recognized that the house was special and vowed to restore to its original luster. Together with the guidance of Steve Schappacher and his partner Renee White, SchappacherWhite DPC and the new owners embarked on a 2-year odyssey to restore, rework and repair the once magnificent estate where it remains today as a testament to the memory of Harrison's remarkable vision.
Three original circular rooms are the center design elements of this mid-century modern home. The circular living room with the original terrazzo/wood dance floor was the model for NYCs Rainbow Room. Grand rooms include the Gourmet kitchen with clerestory windows, upper and lower family rooms and library. Design features include 5 fireplaces, custom millwork and cabinetry throughout the house by Dune, walnut flooring and walls of glass which allows abundant light and landscaped grounds into the fabric of the home. An expanded lower level boats a multimedia theatre, wine cellar and gym and a convenient walkout to the rear grounds.
The grounds are a private resort with a stunning circular saltwater pool, new Turf Tek surface tennis court, slate patio, 8 hole mini-golf, waterfall and rolling hills of lush mature landscaping complete this architectural showcase.

Laffey Real Estate is proud to be featured in the July 2020 Delta Media Group's industry publication, Real Estate Marketing and Technology Magazine, titled In A Town Full of Apples, Be the Orange. How Long Island's Laffey Real Estate Stands Out from the Competition.
An orange you might say? Well, frankly, yes! In terms of standing out, the metaphor works. Laffey Real Estate has made it their mission to be unique in both brand and business model.
if this pandemic has taught us anything, as a brokerage and as a society, it is that we have to learn to adapt. And, adapt quickly! Once the senior management team realized that the world as they knew it was coming to a screeching halt, they jumped in and, using Delta's Virtual Business Platform, began the training program that gave agents the tools to keep focused and help buyers and sellers once the world reset.
Laffey Real Estate is proud of the team that orchestrated the single most daunting responsibility in recent memory. How could they maintain a safe environment for the agents and employees while keeping the doors open for the clients and customers? Embracing the virtual platform was the answer. Using Facebook Premiere, Zoom, Google Meet and a great technology partner, the months following the shutdown were certainly difficult but the Laffey Real Estate agents didn't miss out on being able to 'get in front of' their sellers and work with buyers and renters alike.
Kudos Team Laffey!

Deciding to place your home on the market is a major decision. Many people downsize once children leave home. Others look for a larger home to accommodate growing families. In today's high-tech world, setting your home up for a virtual tour increases the potential number of buyers.

Online listings have long been a crucial element in selling a home since most buyers start their search for a property online, and your listing is the first chance to make them fall in love. With so many communities sheltering in place due to the COVID-19 outbreak, online listings have taken on even greater importance. Buyers are forced to shop from a distance, but that hasn't stopped them from wanting to find the right home! As our real estate agents can tell you, there are many reasons why your online house listing is even more important than ever before.
More Buyers Than Ever Start Their Search Online
Even before COVID-19, buyers from nearly every age and demographic flocked to online listings when trying to find their dream home. If you've suddenly found yourself among the many remote workers around the country, you can easily create brilliant work-friendly spaces from a spare corner, a few feet of wall, or even in your basement. To help you create a dedicated workspace that is welcoming, smart, and functional, our real estate agents recommend the following tips:
The world health community continues to monitor closely the emergence of the SARS-CoV-2 virus and the disease it causes, named "coronavirus disease 2019" (COVID-19). At this time, no one knows how severe this outbreak will be. Given this uncertainty, and the fact that the seasonal influenza (flu) virus is also widespread, we are taking proactive steps to address a number of business concerns.
First and foremost, we want to continue to maintain a safe workplace, encourage our valued community residents to utilize practices that protect the health of family members and friends. We also want to ensure the continuity of business operations. To that end, the company has contracted with a professional cleaning service to perform an extensive two step deep cleaning. Within the last 24 hours, all Laffey Real Estate offices have undergone this essential service. While we cannot eradicate every germ, we are confident that this activity will help reduce the unintentional spread of the virus.
We ask that everyone cooperate in taking steps to reduce the transmission of communicable diseases.
We are reminding you of the following:
Of note, our senior management team has made a collective, albeit difficult, decision to temporarily close our branch locations in an effort to protect our employees, agents and of course the members of the communities we serve. To that end, we have instructed our IT department to install remote software on all essential office personnel computers so as to continue with the business at hand.
Currently, Open Houses are being scheduled at the behest of the Seller. However, company initiated meetings where close proximity may put someone in danger of contracting the virus have been postponed.
We are moving to a virtual platform to remotely schedule Closings, Lease Signings and other events deemed time sensitive or essential. We are heeding the instructions from the CDC and other health care experts, taking every step possible to reduce the spread of COVID-19.
We know this is a difficult time. Be mindful of the elderly and those with pulmonary or compromised health situations. Check in (by phone) on older neighbors, family members and friends. Use your common sense and discretion as you go about your everyday life.
Laffey Real Estates wishes you safety and health.
With homebuyers placing a high premium on space and flexibility, a bonus room can be a definite advantage if you're selling your home. But rather than leaving them virtually empty or using them for storage, sellers should stage bonus rooms to show them off to their maximum advantage.

Will an open house sell my home? This question is one of the most common that our real estate agents field from clients. As with many questions, the answer isn't always "yes" or "no." Often, the value of an open house depends on market conditions and location. Thus, it is essential to work closely with your real estate agent to determine the best way to leverage an open house to achieve the sale you desire.
The primary benefit of an open house is that it generates interest in your home. Like a beacon in the night, it attracts prospective buyers and real estate agents. It is a quick way to grow the pool of interested buyers and spread the word that your home is available for sale. While it may not seem beneficial on the surface, the fact is that real estate agents who attend open houses are doing so in the search for the perfect property for their clients. For each real estate agent who visits your home, they may recommend your home to 5, 10, or 20 clients eager to make an offer on your property.
