Bonus Room - Sell a Home - Laffey Real Estate

With homebuyers placing a high premium on space and flexibility, a bonus room can be a definite advantage if you're selling your home. But rather than leaving them virtually empty or using them for storage, sellers should stage bonus rooms to show them off to their maximum advantage.

Our real estate agents suggest the following ways to help prospective buyers feel inspired when they see your bonus room:

  • Consider your likely buyer
    Tailor your bonus room to the type of buyer who is likely to be interested in your home. If it's likely to appeal to a family with young children, consider making your bonus room into a nursery, playroom, or extra bedroom. But if your neighborhood attracts a lot of young professionals, your bonus room may be more appealing if it's transformed into a home office.

  • Declutter and depersonalize
    Just as you do with the other rooms in your home when you're preparing to put it on the market, declutter your bonus room, removing any miscellaneous items that have collected in the space. Even if you're already using it for a specific purpose, pare down the number of items in the room. Also remove your family photos and other personal items, since the idea is to let the buyers imagine themselves in the space.

  • Consider its size, location, and limitations
    Although you can certainly use your bonus room in any way you choose, you should keep its location and size in mind when you're determining its function. If your room is small, for example, it may not be suitable for a media or game room, since you'll need ample space away from a TV for seating and around a pool table or arcade games for standing and walking. Media rooms don't usually work well next to bedrooms because of the louder sound.

  • Choose a purpose for your bonus room
    Most bonus rooms need to have one clearly defined purpose. Otherwise, they'll look cluttered and disjointed and will fail to appeal to buyers. Whichever purpose you choose for your bonus room, make sure it's not too cluttered with furniture and other items. The following are some popular uses for bonus rooms:

    • Yoga studio - Keep things simple with a few yoga mats, a nook with comfortable pillows, and some plants.
    • Craft room - No matter what type of craft you and/or your prospective buyer are interested in, you'll need plenty of shelves and cabinets for storage. A long table to work on projects is also useful.
    • Home office - Add a small seating area, a desk area, and shelving.
    • Closet and dressing area - If your bonus room is adjacent to the master bedroom, consider using it as a closet and dressing area. With hanging space, shoe cubbies, an upholstered bench to sit on, and an island in the middle of the room, you can create a highly desirable, functional space.
    • Game room - A relatively large bonus room can accommodate fun items such as a pool table, dart board, gaming computers, and even vintage arcade games.

  • Don't forget the details
    Small details can help showcase your bonus room and make its purpose clear. Use a sewing machine in a craft space, for example, or stage some board games on game room tables.
